Construction density

– Net construction density: the ratio of the land area occupied by the main architectural works to the land lot area (excluding the land area occupied by outdoor works such as decorative landscape, swimming pool, parking lot (yard), sports ground, guard booth, entrance/exit, basement ventilation part with roof, and other technical infrastructure works).

NOTE: Parts of works and architectural decorative details such as: bow windows, balconies, awnings, canopies, steps, window sills, corridors and bridges that have complied with regulations on fire safety and construction safety are allowed not to be included in the occupied land area if they do not obstruct the circulation of people and vehicles and are not combined with other use functions.

– Gross construction density of an urban area: the ratio of the land area occupied by the main architectural works to the total land area (the total land area may include: yards, roads, green areas, open spaces and non-construction areas).
